BATHTUBS – REPLACE OR REFINISH?

Refinishing a bathtub is an option to consider. Labor costs are less since the tub doesn’t have to be removed but special care must be made of the tub surface once it’s refinished. Think twice about doing this in a rental property where tenants may not follow certain guidelines.

If guidelines are not followed, the warranty provided by the refinishing contractor may be void.

Here are some of the guidelines:

  1. Bathmats cannot be used -the suction cups can pull off the new surface
  2. Cleansers like bleach and Comet cannot be used, they can change the color or scratch the surface
  3. If drain cleaners are used they cannot touch the tub surface
  4. Product bottles such as shampoo, cannot be stored on the rim of the tub
  5. Don’t wash the pets in the tub, nails will scratch the surface and start eroding

TENANT NOTICES – WASHINGTON STATE

Washington state law requires a twenty day notice telling a tenant they have to vacate the premises and a thirty notice to raise the rent.  This is the minimum notice; the lease or local ordinance may require more notice.  (Notices in Seattle, for instance, are much more complicated.)  Notice must be received by the tenant 20 or 30 days before the end of the lease.  If a tenant is on a month-to-month rental agreement, think of each monthly period as a lease.

Each signatory to the lease must receive a separate notice, even if they are married.

That it is a violation of the Fair Credit Reporting Act for a landlord to show anyone a tenant’s credit report without the tenant’s written permission?  A buyer of a property with a tenant in place does not have the right to see the existing tenant’s credit report unless the tenant gives permission. Don’t make this mistake!
